How to market a Bandra property listing with film and photos

Bandra is three property markets in one suburb, and a listing film that ignores that reads generic. Carter Road sea-facing stock, Pali Hill low-rise and the redevelopment towers off Linking Road each sell on a different promise.

Sea-facing: shoot the last hour of light

Carter Road and Bandstand flats are bought for the water. That frame exists for roughly forty minutes a day. We schedule the balcony and living-room sequences into that window and shoot the rest of the flat around it.

Pali Hill and low-rise: sell the street

Bungalow and low-rise listings are bought for the lane, the trees and the quiet. A film that starts inside the door throws that away. We open with an exterior approach and let the buyer feel the address before the interiors start.

Redevelopment towers: sell the plan and the amenity deck

For under-construction and newly handed-over towers, buyers want clarity: layout, ceiling height, amenity floor, and what the view will look like from the actual floor on offer. Floor plans and a clean amenity sequence do more here than a moody grade.

Drone in Bandra

Parts of Bandra sit close to airport approach paths and many societies restrict aerial work. We confirm what is permitted before the shoot and plan an elevated-terrace alternative when drone is not an option, so the listing still gets its context shot.

Match the edit to the sub-market: view first for sea-facing, street first for Pali Hill, clarity first for redevelopment.
