Real estate video marketing in Mumbai: a practical guide
Mumbai buyers scroll before they visit. A listing with a well-cut 60–90 second film and a vertical reel gets shortlisted; a listing with eight flat photographs does not. This guide covers what to shoot, in what order, and how to keep a Mumbai shoot day on schedule.
Start with the format your buyer actually watches
A property film and a reel are not the same asset. The film is for the listing page, the developer deck and the WhatsApp forward. The reel is for discovery — it has to land the hook in the first two seconds.
For most Mumbai listings the pairing that works is one 60–90 second film, two vertical reels cut from the same footage, and a stills set for the portal listing.
- 60–90s property film: full walkthrough, view, amenities, locality context
- Vertical reels: one view-led hook, one interiors-led hook
- Stills: 25–40 frames for portals and print
- Drone: only where society and airspace permissions allow
Plan the shoot around Mumbai light and society rules
West-facing sea-view flats in Bandra and Worli peak in the last hour of daylight. East-facing Powai and Thane apartments look best mid-morning. Booking the wrong slot costs you the single best frame in the film.
Society permissions are the other constraint. Lobby, podium and drone coverage usually need written approval, and gate delays eat shoot hours. We collect approvals before the crew arrives.
Cut the film for the buyer, not for the camera
The temptation is to show every room. The stronger edit opens on whatever the listing is really selling — the Sea Link view, the Pali Hill greenery, the lake-facing balcony — and then earns the interior tour.
Sound matters more than most agents expect. A clean bed of room tone and a licensed track keeps a 90-second film watchable on a phone speaker.
